Our Story

Seattle Foundation Pros was founded by Pacific Northwest tradesmen who got tired of watching their friends and neighbors get oversold by out-of-state franchise foundation operators. The kitchen-table-close model was producing five- and six-figure quotes for work that should have cost a fraction of that, with warranties that wouldn’t transfer and crews that had never set foot on the property until install day. We built Seattle Foundation Pros as the opposite of that model: a locally owned foundation repair specialist that quotes after inspecting, that sends the same specialist for both the inspection and the install, and that publishes its warranty terms in plain English.

We live in the Seattle metro. Our shop is here, our trucks are out across King and Snohomish counties every day, and our specialists know your neighborhoods because they grew up in them. When you call us, the person who answers knows what Aurora Avenue looks like during an atmospheric river event, knows the difference between a Bellevue daylight basement and a Kirkland lake-corridor crawlspace, and knows the glacial-till soil profile under your specific subdivision. National franchises cannot match that and they don’t try — they win on advertising spend, not on local geological knowledge.

Meet the Team

Our specialists come out of the residential construction, structural engineering support, and home-inspection trades. Every specialist has been through hands-on training on Earth Contact Products push and helical pier installation, carbon fiber strap systems, polyurethane and epoxy crack injection, interior drainage and sump pump sizing, and code-compliant egress window installation. We do not hire commission salespeople. The same specialist who walks your foundation on inspection day is the one who designs your repair plan, who shows up on day one to start the work, and who handles your 30-day, 6-month, and 12-month follow-up visits.

Service Area

We serve the entire Seattle metro: Seattle proper plus Bellevue (98004), Renton (98055), Kirkland (98033), Redmond (98052), Shoreline (98133), Edmonds (98020), Burien (98148), and West Seattle (98116). What Makes Us Different

Three things, and they’re simple:

We quote after inspecting. Always. There is no phone quote, no “starting at” bait price, no kitchen-table close where you sign on inspection day or lose the discount. The written estimate arrives within 24-48 hours of the visit and holds for 30 days.

The inspecting specialist does the install. No sales handoff, no surprise change orders on day one. The person who measured your foundation displacement is the person who installs the repair, and that single decision eliminates the most common failure mode in the foundation-repair business.

Our warranty is transferable. A lifetime manufacturer warranty on steel push and helical piers, 25-year manufacturer warranty on carbon fiber, and a 25-year transferable workmanship warranty on our install. Transfer is paperwork only — we do not charge a transfer fee.

Our Credentials

We are licensed contractors in the State of Washington and carry general liability coverage along with workers’ compensation insurance. Certificates of insurance and the contractor’s license are available on request before any work begins on your property. We coordinate with licensed structural engineers for any work that requires a stamped PE letter, and we pull permits with the City of Seattle, King County, and Snohomish County as required by code.

Why We Specialize

Foundations sit at the intersection of structural engineering, soils engineering, hydrology, and code-compliant residential construction. A general remodeler does not know how to size a sump pump for a Seattle basement at the peak of the wet season. A waterproofing salesperson does not know how to read a displacement progression and design an engineered piering scope. A pier installer often misses the drainage work that has to happen before the structural fix. We specialize in foundation repair because doing this work well requires all four disciplines, and a generalist trying to do it as a side service usually produces a mediocre repair with a hidden warranty exclusion. We do this one thing and we do it across hundreds of Seattle-area homes every year.

What We Don’t Do

We don’t do new-construction foundation work (we focus on retrofit and repair of existing residential foundations). We don’t do residential pest control (we’ll happily refer you to a reputable pest-control company and coordinate our work around theirs). We don’t do seismic retrofitting of cripple walls (we do foundation structural work — piering, wall stabilization, drainage — but cripple wall retrofitting is a separate trade we coordinate with rather than perform). We don’t do landscape drainage as a standalone service, though we address exterior drainage as part of any foundation waterproofing scope. When you call us with a problem outside our specialty, we’ll tell you and recommend someone we trust.

How We Got Here

Every Seattle Foundation Pros job that has gone well — the Seattle-area basements that ran a moisture meter at 18% wall moisture content on inspection day and now run consistently below 8%, the bowing walls that have not moved a measurable fraction of an inch in two years of follow-up readings, the settled homes whose doors close again after engineered piering and controlled re-leveling — built our reputation.
